EPDM Roof Coating Project Planning
EPDM is a single-ply rubber roofing membrane. A coating project should begin with an inspection of the membrane and the details that affect the scope of work. Do not select a coating from the roof type alone. Confirm that every proposed cleaner, primer, coating, sealant, and reinforcement product is compatible with the existing roof and with the other system components.
Document the existing roof
Record the approximate roof area, membrane age, attachment method if known, existing coatings or repairs, drainage conditions, and safe roof access. Photograph seams, flashing, penetrations, patches, surface damage, and areas where water remains after rainfall. Note whether repairs use materials that differ from the original membrane.
Identify repairs before coating
A coating should not be used to conceal unresolved damage or wet roofing materials. Separate membrane repairs from coating preparation, and identify areas that require professional evaluation before materials are ordered.
Confirm adhesion and compatibility
Review the current Lexis technical data for every proposed product. Complete the specified cleaning, preparation, primer, and adhesion-test procedures on the actual roof. Record the test location, method, products, weather conditions, and result.
Define the application scope
The written scope should identify preparation, repairs, treatment of seams and penetrations, application method, target coverage or film thickness from the approved product data, weather limitations, safety responsibilities, and exclusions. Contractors should include those requirements in the proposal. DIY building owners should use the same checklist before ordering materials.
Ask Lexis about product selection
Send the roof type, approximate size, current condition, existing materials, photographs, and project location when requesting guidance. Lexis can use those details to discuss product-selection questions without assuming that one coating system fits every EPDM roof.
