What roof coating can I use on concrete roofs?

Concrete slabs have a tendency to crack due to settlement, thermal contraction or structural inadequacy. Unlike other roofing types, concrete roof leaks need to be fixed.

Concrete roofs need a breathable coating that can withstand ponding water. We use silicone roof coatings on a majority of our concrete roof coating jobs.

EnergyGuard Aromatic Polyurethane is a high VOC product and cannot be shipped to California. Use PrimeLock Epoxy Primer and EnergyMax Silicone Coating instead.

How long will the roof coating system last?

Longevity of a roof coating system depends on the coating chemistry, installation integrity and maintenance. All our 30 dry mil systems are eligible for a 10 year warranty when installed by an approved contractor. We can do this because we are confident that it will last longer than that.

Coating Options

It depends on the size and condition of your roof. A small, simple roof may qualify as a weekend job for a building owner. A large roof that leaks and needs repairs should definitely be restored by a roof coating contractor.

Elastomeric coatings are usually applied 20 to 30 mils thick. This is why a contractor's quote should specify an application rate and not just say "2 coats".
